As-Built Drawings: What They Are and What They Cost

An as-built drawing is a measured record of a building or space exactly as it stands today, not as it was designed to be. The original construction drawings show intent. The as-built shows reality, with every wall, opening, column, and system located where it actually is after decades of renovation, repair, and field changes that never made it back to paper. This guide defines the deliverable, walks through how it is produced from a laser scan, lists the formats you can receive, and publishes honest 2026 price bands so you can budget before you call anyone.

What an as-built drawing actually is

An as-built drawing documents the current physical condition of a structure. It is the drawing you produce when the original plans are missing, wrong, or out of date, and you need to design a renovation, verify a lease area, plan an addition, or hand a maintenance team a set that matches the building. The core promise is accuracy against the real world, so the dimension you pull off the sheet matches the tape you would run in the field.

As-builts confuse buyers because the term overlaps with several others. Record drawings, existing-conditions drawings, and field-measure drawings all live in the same neighborhood and get used interchangeably, but they are not identical. How an as-built is produced from a laser scan

The accurate way to build an as-built today is to laser scan the space, then draft from the scan. A terrestrial scanner captures every visible surface as a dense point cloud, millions of measured points tied into one coordinate system. A drafter then traces the drawing against that cloud, so the walls, openings, and systems land where the measured points say they are, not where a memory or a rough sketch put them.

The path runs in four steps: scan the space on-site, register the scan positions into one point cloud, draft the 2D plans or model the 3D geometry against the cloud, and deliver in the format you need. The scan is the measurement; the drawing is the interpretation. That separation is why the scan fee and the drafting fee are quoted as two line items, covered in the pricing below.

What as-built drawings cost in 2026

Published industry rates in 2026 put professionally laser-scanned as-built documentation at roughly $0.35 to $0.75 per square foot for simple retail and office space, $0.50 to $1.25 for mid-complexity commercial, and $0.75 to $2.00 and up for large or complex multi-floor properties with full MEP. Drafting a 2D CAD set from an existing scan runs about $0.15 to $0.35 per square foot on top of the capture. As whole-project figures, a small commercial space under 3,000 square feet commonly lands between $2,500 and $5,500, a mid-size tenant space between $3,500 and $8,000, and large or complex properties from $8,000 into the tens of thousands.

Those are industry reference ranges, not our quote. One number that surprises people: a 1,000 square foot space costs more per square foot than a 20,000 square foot one, because mobilization, setup, and processing are largely fixed regardless of size. Per-SF rates are most reliable as a budgeting benchmark in the 5,000 to 30,000 square foot range. Our own published capture pricing is a $2,300 half-day scan and a full-day scan starting between $3,500 and $4,100, with modeling from the scan at $0.10 per square foot ($500 minimum). We quote the drafting or modeling against the actual space and the deliverable you need.

Questions buyers actually ask

Do I need a 3D model or just 2D drawings?

If your downstream work is permitting, leasing, or a simple renovation, a 2D CAD set is usually enough. If you are designing in Revit, coordinating trades, or want a model to maintain the building against, you want the 3D BIM. The scan captures everything either way, so you can order the drawings now and the model later from the same cloud.

Why is a scanned as-built more accurate than a hand measure?

A hand measure records the dimensions someone chose to take and misses everything they did not. A scan records the entire visible surface at millimeter-level detail, so the drawing is traced from complete measured geometry rather than a selective sketch.
