Scan-to-BIM Cost: Per Square Foot and Per LOD

Scan-to-BIM cost is two fees, not one. The scan fee gets the building captured as a point cloud. The modeling fee turns that cloud into a Revit model at a contracted level of detail, and it is the fee that swings. Published 2026 modeling rates run from about $0.15 per square foot at LOD 200 to well over $3.00 per square foot for dense MEP work, an order-of-magnitude spread that is driven by two things: the level of detail you contract, and how much mechanical, electrical, and plumbing is in the ceiling. The scan fee and the modeling fee are different money

Most confusion about scan-to-BIM pricing comes from collapsing two separate line items into one number. Capturing the building is one job: an operator, a scanner, field time, and registration into a clean point cloud. Modeling the building is a second job: a modeler rebuilding the geometry in Revit to a defined level of detail. In a typical scan-to-BIM project, field data capture accounts for roughly 30 percent of the total, while the point-cloud-to-BIM modeling and quality checking consume about 70 percent. That split is why the modeling fee, and the LOD that drives it, deserves the most attention when you compare quotes.

Cost per square foot by LOD

Modeling is priced per square foot, and the rate climbs with the level of detail because each LOD step roughly doubles the modeling effort. Read the jump on the last row carefully. The same LOD 350 label covers an open office ceiling and a packed mechanical room, and the price difference between them is enormous, because the modeler is rebuilding valves, hangers, conduit, and duct runs one at a time. MEP density, not floor area, is what pushes a job to the top of the range. Why per-square-foot pricing breaks down

Per-square-foot pricing assumes buildings of the same size are the same amount of work, and in reality capture they are not. A warehouse is four walls and a slab. A mechanical room the size of a closet can carry more modeling hours than the entire warehouse, because it is dense with geometry a person has to rebuild. The scanner does not care about floor area; it cares about how many places it has to stand. The modeler does not care about floor area either; they care about how much geometry is in the scene. Square footage is a loose proxy for both, and on complex buildings the proxy fails. That is why detailed and MEP-heavy jobs increasingly get quoted by scope and modeling hours rather than a flat per-square-foot rate.

Worked example: a 30,000 sf office

Take a 30,000 square foot office you want captured and modeled to LOD 300, architectural scope only. The capture is a field day or so. The modeling is priced per square foot against a straightforward scene: walls, doors, windows, floors, ceilings, and cores, no dense MEP. Push the same building to LOD 350 with structural and MEP scope and the modeling fee climbs sharply, because the ceiling space multiplies both scan setups and modeling hours. The floor area did not change. The scope did, and scope is what sets the price. This is why two quotes for the same address can differ several times over: one is pricing an architectural LOD 300 model and the other a full LOD 350 model with MEP, and the label scan-to-BIM hides the difference until you read the LOD and the trades.

How to compare two scan-to-BIM quotes

Force both quotes onto the same four axes before you compare a dollar figure: the LOD, the trades included, the deliverable format, and the accuracy standard. A quote that names LOD 300, architectural and structural, delivered as a Revit model, verified to a stated tolerance, is a quote you can check. A quote that says a lump sum for scan-to-BIM is a quote you have to trust. When two quotes finally describe the same scope, they tend to land much closer together than they first appeared.
