The buyer can picture the redevelopment
A walkthrough and existing-conditions drawings let a buyer and their architect design the next use against the real space. A property they can imagine is a property they will bid on.
For Commercial Real Estate
When you list a large or aging commercial property, the buyer is really buying what it could become. We scan the property as it stands and turn it into a walkthrough and existing-conditions documentation. The buyer and their architect can see the space, measure it, and design the next use against exact dimensions. The property shows better and moves faster.
A recent job
An old printing facility was going up for sale. The owner wanted the property to move. The agent was working with an architect to document the existing conditions so a buyer could see what the building could become.
We scanned the whole facility in about 45 minutes. From that single visit came a walkthrough and an accurate record of the space: dimensions, ceiling heights, column spacing, the real footprint. The buyer's architect could design against it without ever driving back to the site.
That is the pattern on most commercial deals. The seller pays for a light, fast capture, and it becomes a listing asset that makes the property easier to picture and easier to sell.

Measured area removes the disputes that stall deals. When the offering memo, the rent roll, and the certified number all disagree and no drawings exist, a scan settles it with a measured floor plan. Remeasurement often finds area, and area is revenue.
A Matterport walkthrough lets out-of-market buyers tour the property from anywhere, any time, without a site visit to schedule. The listing works while you sleep.
Because it is cheap relative to the deal and it moves the property. The capture is fast and low friction: often under an hour on site, no disruption to a working building, and the seller or the deal covers it. In exchange the listing shows better, answers buyer questions before they are asked, and settles the square-footage argument up front. It is a listing tool, not an expense you have to justify.

A walkthrough is quick and inexpensive. Scanning captures accurate conditions, and modeling turns that capture into measured drawings. Each is a separate line item, so there are no surprises.
