Catch the clash on the screen, not above the ceiling.

The existing duct runs where the drawings say the new pipe goes. You find out at rough-in, and now a crew is standing on a lift while the schedule slips. We scan what is actually up there, the ductwork, the pipe, the conduit, the steel, and model it to a coordination-ready LOD. Your team runs clash detection against real geometry and resolves the conflict in the model, before anyone cuts or hangs a thing.

Retrofit and renovation MEP lives or dies on what is above the ceiling, and the record drawings are rarely right. Systems were moved, added, and rerouted over decades, and none of it made it back to paper. Design to those drawings and the coordination model is wrong before it starts.

A laser scan captures every visible component up there at millimeter-level detail, duct, pipe, conduit, hangers, and structure, as one registered point cloud. That cloud is the honest as-built. Your new work gets designed and coordinated against it, so the model on the screen matches the plenum overhead.

Is a scan accurate enough to coordinate against?

A terrestrial laser scanner captures visible surfaces to roughly two to four millimeters, dense enough that a duct, a pipe, and a beam all read as their true size and position. That is the accuracy MEP coordination is built on. Detailed modeling to LOD 300 through 350 typically runs a couple of weeks depending on how much is up there and how complex the systems are.

The one honest limit is line of sight. A scanner sees what it can see; anything fully boxed in behind hard lid or buried in a wall is captured where it enters and exits, not through the solid. Where access allows, we scan open before the ceiling closes, and that is when a retrofit scan earns its keep.
