Tampa reality capture
Tampa is building a new downtown while inspecting its aging towers.
Two forces shape construction in Tampa right now. Along the waterfront, one of the largest master-planned downtown build-outs in the country is going vertical. Across the coastal condo stock, a new state inspection law is putting older towers under the microscope. And running through the middle of it, a working port that never stopped moving cargo. Each of those needs the same thing before work begins: an accurate, measured record of what is actually standing. That is what a laser scan produces.
Does your condo tower have a milestone inspection coming?
Florida's SB-4D milestone structural inspection law applies to condominium buildings three stories and taller. In coastal jurisdictions the initial inspection can be required at twenty-five years, then repeated every ten years after that. A milestone inspection depends on accurate existing-condition documentation, and the tighter the coastal timeline, the sooner a board needs that record in hand.
A scan gives the inspecting engineer a precise as-built of the structure to assess and to compare against on the next cycle. Our building and interior scanning produces that record, and where the concern is whether a wall or column has moved out of true, our wall plumbness analysis measures it against the point cloud. Owners and boards managing a portfolio of buildings will find the broader case on our commercial real estate page.
The port, measured.
Port Tampa Bay is Florida's largest port by tonnage, and its marine and industrial facilities are the kind of complex geometry that drawings never keep up with. Terminals, warehouses, cranes, tanks, and conveyor structures get modified constantly, and a repair, retrofit, or expansion needs to start from the real layout, not a decade-old plan. A scan captures the whole facility, indoor and out, as a single measured record.
That capture becomes usable geometry through our scan-to-BIM service, so engineers and operators design against the port as it actually stands today.
A master-planned downtown, documented as it rises.
The Water Street Tampa district is a large master-planned downtown build-out, delivering new towers, offices, hotels, and residences across a connected neighborhood. New construction at that scale needs accurate as-builts for handoff, and tenants moving into shell space need the real interior geometry before they fit it out. A scan documents each building precisely at the point it matters.
Our building and interior scanning captures the spaces, and our scan-to-BIM service turns the capture into a coordinated model the project and the incoming tenants can build from.
How we cover the Tampa metro.
We do not keep an office in Tampa. We serve the metro through a nationwide network of vetted reality-capture technicians, and we produce and stand behind the deliverable ourselves. No local crew claim, no trucks on the Selmon, no same-day promise. A scan done right and a deliverable our team is accountable for.
Published prices.
| Deliverable | Price |
|---|---|
| Half-day scan (capture) | $1,500 to $2,300 to start |
| Full-day scan (capture) | $3,500 to $4,100 to start |
| Modeling from the scan | $0.10 / sq ft ($500 min) |
Capture is the scan itself. Modeling is priced by the square footage we turn into a deliverable. Tell us the site and what you need out of it, and we quote it directly.
