Why do campus and data-center fit-outs need layout precision?

A tech campus fit-out, a semiconductor clean room, or a data-center floor lives on placement. Anchor points, rack rows, containment aisles, and mechanical penetrations all have to land where the model says, or the install fights the field. Driving that placement straight from the BIM model onto the slab is robotic layout, and it removes the human error that tape-and-chalk layout introduces at scale.

Before any of it goes in, an existing building has to be captured as it truly stands. A laser scan turned into a coordinated scan-to-BIM model gives the design and trade teams geometry that matches the shell, which matters most in dense valley buildings that have been fit out and torn out many times over.

Racks and robots need a floor that is actually flat.

A data-center hall or an automated clean room cannot tolerate a wavy slab. Tall racks go out of plumb, and mobile robots and precision equipment lose their bearings on a floor that is off plane. Scanning the whole slab and grading it produces a full-floor floor flatness analysis that shows every high and low spot at once, so the floor is verified before the fleet or the racks arrive rather than after.

Soft-story retrofits start from the building as it stands.

San Jose's Soft-Story Retrofit Program targets older wood-frame buildings with weak ground floors, the ones most likely to fail in a quake. Designing a retrofit means knowing exactly how the existing structure sits, framing, columns, and the geometry that has shifted over decades. A laser scan captures that reality as measured building and interior documentation, which gives the structural engineer a base to design against instead of assumptions about an old building.
